Is the building secure?

All three buildings have posted opening hours; outside those hours, access is by swipe card. Cards are issued and revoked centrally and every entry is logged. International Centre common areas have CCTV. Bermudiana Road is well-lit and has steady evening foot traffic from the surrounding restaurants.

Are phone, internet and data services included?

The buildings support all major Bermuda service providers — Logic, Digicel, ONE Communications. Tenants contract directly with the provider of their choice. We do not bundle telecoms into the lease and we do not take a markup.

What is included in a standard lease?

Exclusive use of the leased suite; access to common areas (lobby, stairs, lifts where applicable, common-area bathrooms); access to the building's after-hours card system; common-area cleaning. Suite-level cleaning, suite contents, and tenant insurance are the tenant's contract. Boardroom and meeting room time at International Centre is included for tenants by reservation.

Who do I contact for maintenance?

During business hours (Monday–Friday, 8:30am–5:00pm) call the office at 441-292-4566 or use the maintenance request form in your tenant portal. After hours and on weekends, the contact is posted in each building's lobby and emailed to all tenants every January.

What's in the neighbourhood?

Bermudiana and Par-la-Ville Roads sit at the heart of professional Hamilton, one block off Front Street. The ferry terminal is a four-minute walk. Coffee, lunch, dinner, and after-work options are within three minutes in any direction. See our Location & amenities page for a current list.

Can I make changes to the office space layout?

Yes — provided the plans are first reviewed by Vallis and Hayward and then receive any required permits from the relevant Bermuda government authorities. We are typically helpful here; we have walked many tenants through the permit process.

Do you allow signage?

Suite-level signage on the door and lobby directory is included in every lease. External (street-facing) signage is reviewed case by case and where allowed will require a signage agreement and Hamilton planning approval.

What is the rent process?

We invoice monthly on the first business day of the month, due on the 5th. Tenants can pay by ACH, wire, cheque, or card via the tenant portal. Card payments incur the standard processor fee; bank-rail payments do not.

Do you take security deposits?

Yes — typically two months' rent, held against the lease term. The deposit is returned at lease end after a final walk-through, less any documented damage beyond reasonable wear.
